Virtual staging is a powerful marketing tool, but it must be used transparently to protect agents from compliance penalties, automated flags, and consumer misrepresentation claims.
Every asset delivered by Staged Simply is designed keeping core industry guardrails in mind: emphasizing design clarity, preserving the architectural integrity of the property, and providing clear disclosures.
1. Watermarks & Visual Identification
To satisfy standard regional MLS requirements preventing consumer deception:
- Every virtually staged image we produce includes a professional, clear "Virtually Staged" watermark overlay.
- This indicator ensures potential buyers immediately recognize that the furniture and decor are digital additions, preventing misunderstandings regarding what is physically included with the sale of the real estate property.
2. Structural Integrity & Architectural Accuracy
We strictly adhere to ethical advertising protocols regarding physical alterations:
- Our digital staging pipeline adds temporary furniture, rugs, wall art, and decor elements only.
- We never alter, conceal, or manipulate permanent structural elements, including walls, flooring materials, windows, ceiling heights, fixtures, or obvious physical defects of the property. What you see structurally in the raw vacant photo remains true to reality.

4. Agent Responsibility & Regional Board Rules
While Staged Simply structures all imagery and service parameters to align with national real estate media best practices, MLS regulations can vary significantly by state, board, and local association. We strongly advise all active listing agents to review their specific local MLS rules and bylaws regarding virtual staging before publishing media live to the market.
